We will prepare a computer-aided comparable market analysis (CMA). This analysis is based on information, both public and private, that we have accumulated over the years.

2. We will provide you with an estimate "net proceeds" worksheet.
3. After our inspection of the property, we will suggest about what can be done to maximize you net proceeds without spending a lot of money.

Enter Property In Multiple Listing Service within 24 hours of signing listing.

2. Put For Sale Sign In Front Yard with Flyer Box Attached
3. Photograph Property and Film Property for Visual Tours, newspaper advertising, flyers, and internet advertising.
4. Submit Property to Internet Sources (www.malibuhomefinder.com, www.realtor.com and www.listinglink.com)
5. Submit Photo advertisement to appear every weekend in the LA Times
6. Hold Sunday Open House as often as desired by seller.
7. Submit advertisement to Caravan Express for Tuesdays Caravan sheets and to the weekend edition of Homes & Open Houses (public information that is available at stores, markets, and places of business throughout the city)
8. Hold Tuesday Caravan for the first two Tuesdays of the listing.
9. Personally distribute photo flyers about your property to the 500 homes immediately surrounding your home.
10. Personally notify top 100 Fred Sands real estate agents, mortgage brokers, and title representatives via email or fax of new listing.
11. Schedule and coordinate all showings to accommodate seller's requests.
12. Negotiate and advise on any offers submitted to protect Seller's interest.
13. Pre-Qualify buyers whenever possible
14. Pre-Qualify other brokers with clients in order to avoid unnecessary showings.
15. Arrange and coordinate for pest control inspections, physical inspections, disclosure statements, environmental hazards reports, pest control inspection...the list is endless.
16. Provide seller with weekly written updates.
17. Communicate with all parties at all times through the close of escrow!!!!
